Independent construction advisory · Vancouver, BC

Someone on your side of the build.

Plain, independent advice for homeowners, property owners and investors, from the first sketch to the final walkthrough. We don’t build, sell or take a cut. We look out for you.

01 · Why an advisor

Your contractor works for the contract. Your designer works for the drawings. We work for you.

Most people build once or twice in their lives. The people across the table do it every day. That gap is where budgets slip, schedules stretch and small decisions turn into expensive ones.

An independent advisor closes it. We read the drawings, the bids and the contract with you, visit the site at the moments that matter, and tell you plainly what we see, with no stake in the answer.

02 · What we do

Advice at every stage of the project.

Use us for one decision or for the whole build. Each piece stands on its own.

Planning and feasibility

Before you commit, we look at the site, the scope and the budget together, so you know what you’re taking on and what it’s likely to need.

Budgets and bid review

We compare contractor bids line by line, find what’s missing or vague, and help you ask the questions that make the numbers real.

Contract review

We read the contract from your side: scope, schedule, payment terms, allowances and change orders, before you sign.

Site visits and progress checks

We visit at key stages, check the work against the drawings and the schedule, and send you a plain written report.

Change orders and payments

We review changes and payment requests before money moves, so you only pay for work that’s done and agreed.

When something goes wrong

Delays, disputes, a contractor who’s gone quiet. We help you understand where you stand and what to do next.

03 · How it works

Simple, and on your schedule.

We talk it through

Tell us about the project and where you are. We’ll tell you honestly whether we can help, and how.

You get a plan

A short written plan: what we’ll look at, when, and what you’ll get from each review or visit.

We’re there when it counts

Reviews, meetings and site visits at the points where mistakes are expensive and hard to undo.

Through to the keys

We stay with you to completion: the deficiency list, the final payments and the walkthrough before you move in.

The costly mistakes are made before the concrete is poured.

04 · Who we help

Owners, not contractors.

Homeowners

Building new, renovating or adding a suite. You want to know the job is being done right without becoming an expert yourself.

Property owners

Repairs, envelope work or upgrades on a building you own. You need someone to read the reports and hold the trades to the scope.

Investors

Development and renovation projects where budget and schedule decide the return. You want a clear view of both from someone with no stake in the job.

05 · About

One advisor, start to finish. Sample

Plumbline is one person, not an office of account managers. The advisor who reads your drawings is the one who walks your site and answers your email.

This is where the owner’s story goes: their background in construction, the kinds of projects they know best, their credentials and a photo. It stays a sample until we write it with you.

06 · Contact
